Dry Patio Solutions will warranty your Under Deck Roof System against all leaks and material defects for as long as you own the home and are the primary resident. This warranty does not cover damage from acts of God or any other Natural Disaster. This is intended to cover defects in the finish and (or) workmanship. Any leaks outside our perimeter guttering and ceiling system are not the responsibility of Dry Patio Solutions. Failure to follow safe cleaning procedures, as outlined below, can also void the warranty.

Items not covered by warranty. (Debris from system causing a clogged gutter, Leaking along house wall caused by lack of proper flashing during deck construction, improperly installed composite decking that has expanded during the summer months and caused the framing of your deck to expand and create leaks)

Common Questions: “What can I clean my deck with that is safe for my Under Deck Roof System”? – This depends on the type of decking material used on your deck. First never use Chlorinated Bleach. Chlorinated Bleach is harmful to plants, and reacts adversely with most metals (painted and unpainted). It is also unsafe for the environment. Continued use of Chlorinated bleach can cause damage to fasteners, some of which attach your deck to your home.

1. Natural Wood Decks: Sodium Percarbonate is a good choice for excellent cleaning properties, safe for plants, humans and the environment. Oxyclean is this type of product but the Sodium Percarbonate cleaners are available on line, http://www.restore-a-deck.com/deckcleaning.html or at most commercial paint suppliers. Typically the big box stores do not carry this product. They stock deck cleaners that have Chlorinated Bleach as one of the ingredients.

2. Synthetic Decks: Corte Clean. This product is safe for fasteners and the environment and does a good job of cleaning decks and has had no effect on the samples they have for trials. Their website is www.corteclean.com.

“How to clean the ceiling”? – The exposed metal ceiling surface can be cleaned easily by the homeowner. We recommend a mild dish washing detergent and a sponge mop or the use of a Swiffer with 100% mineral spirits added to the pad. Be sure to rinse by hand post cleaning; to remove potential water spots. It is not recommended to use a pressure washer to spray the ceiling. The panels are removable however we prefer you contact us prior to doing so to prevent any possible damage to the panels and also the guttering system. “How to clean the inside of the system”? - Rain will usually keep debris washed out of the ceiling panels. If you notice a leak a great place to start is to check the outlet of your perimeter guttering system. Here’s how: push the ceiling panel up that is directly over the downspout location. We use 2 short pcs. of 2x4 on edge to support the panels allowing us reach in and clear any debris that may be obstructing the outlet similar to the gutters on your home. After the clog has been cleared you should then inspect and clear if required the remaining gutter. If you see a drip in a mitered corner just give us a call and we will schedule a warranted repair.
